Meanwhile the minor kitchen remodel returned 112.4 percent in the same metro data. The spread between those two projects is the single most useful fact in residential remodeling.
What the hundred thousand dollars buys
The studied scope is the full experience: new semi custom cabinets, island, solid surface counters, new appliance suite, sink and faucet, new flooring, lighting and paint, in the existing footprint. Move walls or chase open concept and you have left the studied scope for somewhere more expensive.
What it buys emotionally is real: the room where your family actually lives, rebuilt around how you cook. What it does not buy is equity. Buyers reprice your cabinet color, your counter choice and your appliance brands through their own taste the moment they walk in, and the discount is merciless precisely because the spend was large.
The local wrinkles
Full kitchen guts are permitted work, and once electrical scope opens up, California's Title 24 lighting requirements apply. Pre 1978 homes, which is most of our inventory, bring the federal lead safe work rules for any contractor disturbing painted surfaces. And schedule honestly: real kitchen guts run months, not weeks, and a family living on a garage microwave adds a cost no spreadsheet captures.
My read, by your timeline
Selling within two years: do not do this project. I will say it that plainly. Do the surface kit, stage it, and let correct pricing capture what the kitchen folklore promised. The buyer will remodel to their taste anyway, and they will do it happier having paid you a fair price for honest condition.
Staying seven to ten years: now the math changes shape. Fifty unrecovered thousands across nine years of daily family use is roughly 460 dollars a month for the room you live in most. If that trade reads as fair to you, build it and enjoy every morning of it. Just walk in knowing which half of the check is a purchase and which half is a gift to the board.
