Your privacy, in plain language.

The app has exactly two places where you can hand me personal information, and both are forms you choose to fill in.

Send a message: your name, email address, phone number, what you are asking about, and, if you include one, a property address. Request a home evaluation: the property's address and details such as beds, baths, square footage, condition, and your timeline, along with your name, email address, and phone number.

I use what you send for one purpose, to respond to you about real estate. The message form includes a consent checkbox for follow up contact by email, phone, and text. Consent is not a condition of anything, message frequency varies, and you can reply STOP at any time to end texts.

Form submissions are delivered to my email inbox by Web3Forms, a form delivery service, and when you send a message the app asks a second service, Resend, to send you a single confirmation email in my name. Both services are used only to deliver these messages.

After that, your message lives where any email lives, in my inbox. It is not loaded into an advertising platform, a data broker, or a marketing database, and I do not sell or rent personal information to anyone.

Like every internet service, the app's hosting provider, Vercel, keeps standard server logs, which include your IP address and the resources requested, and runs automated bot protection on the confirmation email endpoint so it cannot be abused.

Market data, inventory figures, and mortgage rates are fetched as plain data files from content delivery networks. Those requests carry your IP address the way any download does, and nothing else about you.

The Videos screen uses YouTube's privacy enhanced player, which does not set advertising cookies from the embed itself. It loads only when you open that screen. Opening home search, scheduling a consultation, or tapping through to a listing takes you to external sites, including my MLS connected search site and Calendly, which have their own privacy policies.

Three conveniences are stored on your device and never leave it: your calculator inputs, so your numbers are still there when you come back, an unsent message draft, so a half typed note survives a tab switch, and your display preferences.

Deleting the app removes all of it. Nothing on your device is readable by me.

No accounts and no sign in. No analytics or usage tracking of any kind. No advertising, no ad identifiers, no tracking across other apps or websites. No collection of your location, contacts, photos, or anything else from your phone. No sale or sharing of personal information.

Messages you send me are kept as ordinary business records, which California real estate practice requires of licensees. If you want to know what I have about you, or want it deleted, one email is enough and I will handle it directly. Where a record must be retained by law, I will tell you that plainly instead.

The app is for home buyers and sellers and is not directed to children under 13. I do not knowingly collect personal information from children, and if you believe a child has sent me some, contact me and I will delete it.

If the app ever collects more than described here, this page will say so before the app does it, with a new effective date. This policy took effect on August 31, 2026.
