    1603 Morgan St is now pending. It first went into contract after the August 8 and 9 open house. That deal did not close, the home came back on the market on September 4, and the MLS now shows it pending again. The sellers have accepted an offer, so the home is no longer open for showings.     Start with the thing most listing pages bury. On the day I pulled the data for this open house, ZIP 94043 had 11 single-family homes actively for sale, against 38 condos and townhomes. That is the whole detached-house market in this ZIP: eleven front doors.

    So when you walk 1603 Morgan St, you are not choosing between it and a long list of similar houses. You are choosing between it and a short one. That is worth holding in your head, because it cuts both ways: scarcity is why a 1976 house with original finishes still commands a Silicon Valley price, and it is also why waiting for a better version of this to appear next month is not a reliable plan.

    What is here is a single-story ranch, three bedrooms and two full baths in 1,234 square feet, sitting on a 5,000 square foot lot that measures 50 feet wide by 100 feet deep, at the end of a cul-de-sac off Telford Ave. Built in 1976, one story, six rooms, raised foundation, stucco and composition shingle, no HOA.

    The listing calls it very clean inside and ready to move in, and that matches what I saw walking it. This is an original home that has been kept up, not a flip. Expect oak cabinetry, tile counters, carpet in the bedrooms and living areas, and vertical blinds. If you want a house you can live in from day one and update on your own schedule, that is exactly what this is.

    • High-ceilinged living room plus a separate family room, so the public space is genuinely two rooms rather than one open box

    The Back Yard Is the Part You Should Actually Walk

    Here is where the 100 foot depth shows up. Behind the house is a broad concrete patio that runs most of the width of the home, and past it a deep, level, fully fenced yard with two mature persimmon trees that the listing says fruit heavily every year, plus other established plantings. There is a covered side run along the house as well.

    I will be straight with you about what you will see in late July: the lawn is dry and the yard reads as a blank canvas rather than a finished landscape. That is the honest version, and it is also the opportunity. The listing describes this yard as having room to add an ADU and create your dream outdoor living space, and on a 50 by 100 cul-de-sac lot with a single-story house and a detached-friendly layout, that is a conversation worth having with the City of Mountain View rather than a claim to take at face value. If an ADU is central to your plan, price it properly before you write, do not assume it.

    Let Us Talk About the Price per Square Foot, Because You Will

    This is the number that makes buyers pause, so I would rather raise it than let you find it on your own.

    At $1,980,000 for 1,234 square feet, this home is asking about $1,604 per square foot. Across all homes reported sold in the 94043 area over the trailing three months, the largest group by far, 46 of them, closed between $800 and $1,200 per square foot. On a pure per-foot basis, this is priced well above the bulk of the neighborhood.

    That is not a gotcha, it is arithmetic about a small house. Price per square foot punishes small homes on valuable land, because the land does not get cheaper when the house is modest. What you are buying at 1603 Morgan is a 5,000 square foot detached parcel in a ZIP where 11 houses are for sale, two tenths of a mile from a middle school, minutes from the largest employers in Silicon Valley. The 1,234 square feet is where you live while you own the lot.

    There is a second, more useful check. The property report carries three independent automated valuations of this specific home: a low of $1,911,271, a high of $2,085,833, and an average of $1,997,567. The $1,980,000 list price lands just under that average and comfortably inside the range. Those models are estimates, not appraisals, and no lender will accept one in place of one. But as a sanity test on whether a seller is reaching, this asking price is not reaching.

    Where 1603 Morgan St Sits in the 94043 Market

    Lined up against what has actually sold nearby, this home sits in the busy middle of the market on the two measures buyers care about most, and toward the smaller end on size. It is a 3 bedroom, which is by a wide margin the most-traded configuration in the area. Its $1.8 to $2 million price band is an active one. At 1,234 square feet it is in the smaller half of what changes hands here, which is the same fact the price per square foot was telling you, seen from a different angle.

    The Tax Number You See Online Is Not the Tax You Will Pay

    This one catches people, and on this property it catches them hard.

    The most recent tax bill on record for this parcel is $3,279.40 for 2025. That is not a typo, and it is not what you will pay. That bill is calculated on an assessed value of $285,107, because the home has been held by the same family since at least 1994 and every transfer since was intrafamily, which preserved a Proposition 13 basis set decades ago.

    When a property sells at market value, the assessment resets to roughly the purchase price. The current bill works out to about 1.15 percent of assessed value, so at a $1,980,000 purchase price you should be budgeting somewhere in the neighborhood of $22,800 a year, plus any direct assessments, not $3,279. Confirm the current rate and any special assessments with the Santa Clara County Assessor and Tax Collector before you rely on the number, and build the real figure into your monthly payment from the start.

    Schools, and a Two Tenths of a Mile Walk to Crittenden

    The listing mentions the home is only a few steps from Crittenden Middle School. The property report puts a number on it: two tenths of a mile. At that distance it is a walk rather than a drive.

    Crittenden runs 17 to 1 with 582 students, Monta Loma 16 to 1 with just 274. Boundaries do change, so verify current assignments with the Mountain View Whisman and Mountain View Los Altos Union districts before you count on them.

    Getting Around, and Getting Online

    The listing leads with location and it earns that. From this cul-de-sac you are minutes from Google and LinkedIn, close to Shoreline Amphitheatre, a short walk to the Permanente Creek Trail, and near Costco and everyday shopping. Old Middlefield Way is the way in, via Telford Ave.

    Two more things that matter more to a Mountain View buyer than most listing sheets admit:

    • This is a cyclist's location. The neighborhood scores 92 out of 100 for biking and 55 out of 100 for walking. If you have thought about commuting to a Mountain View or Palo Alto campus on two wheels, that score is the one to read.
    • The internet is genuinely fast. AT&T and Earthlink both advertise service up to 5 gigabits at this address, with Xfinity up to 2 gigabits. If your household runs two remote jobs and a lot of upload, this is not a compromise address.
