    Deep in seller's territory, and tightening

    Milpitas carried just 1.31 months of supply in June, far under the six-month mark that typically signals a balanced market, and firmly in seller's territory. Supply actually tightened: inventory fell (about 22%) from last month and is down 39.6% over the year. With homes still closing at 104.1% of list in a median of 12 days, well-priced, move-in-ready homes continue to draw quick, competitive offers.

    It is firmly a seller's market, and inventory is thin. Months of inventory finished June at 1.31, down about 22% from last month and down 39.6% over the past year. Anything under three months counts as a seller's market, and Milpitas sits well under that line, with less choice for buyers than a year ago.     Buyers are paying well over asking. A sold-to-list ratio of 104.1% means the typical Milpitas home closed about 4.1% above its list price. Combine that with a median of just 12 days on market and the message is clear: well-prepared, well-priced homes are drawing fast, competitive offers, often more than one.

    Prices jumped this month. The median sold price of $1,800,000 is up 20% from last month, a large monthly move that reflects June's mix of larger, higher-end homes closing. Fresh June listings asked a median of $1,624,500, notably below where homes actually closed, so June's closings were skewed toward the upper end of the market.

    Estimated values have softened over the year. RPR's median estimated home value sits at $1,669,870, up 1.2% for the month but down 10.2% over the past year. Day-to-day sales stayed strong even as the broader valuation eased, a reminder that pricing to the live market matters more than any single headline number.
