    Union City carried just 1.76 months of supply in June, well under the six-month mark that typically signals a balanced market, and firmly in seller's territory. Supply tightened sharply from last month (down about 30%), and with homes still closing near 102.1% of list in a median of 15 days, well-priced, move-in-ready homes continue to draw quick, competitive interest.

    Thirty three homes came on and 37 sat active at month end, while 28 closed and 26 more went into contract. Months of inventory landed at 1.76, down about 30% from last month and only slightly changed from a year ago, so the extra choice for buyers has not tipped the balance away from sellers.

    What the numbers are telling us

    It is still a seller's market, and a tight one. Months of inventory finished June at 1.76, down about 30% from last month. Anything under three months is the classic marker of a seller's market, there are simply more ready buyers than there are homes to go around. For the month-by-month comparison, this is a step tighter than last month's Union City report.

    Buyers are still paying over asking. A sold-to-list ratio of 102.1% means the typical Union City home closed about 2% above its list price. Combine that with a median of 15 days on market and the message is clear: well-prepared, well-priced homes are still drawing competitive, fast offers.

    Sellers and closings sit close together. The median list price on brand-new June listings was $1,395,000, while the median *closed* sale settled at $1,327,500. The narrow gap between the two is exactly what you expect when demand outweighs supply.

    Estimated values have softened slightly. The median estimated home value sits at $1,499,260, up 1% for the month but down 2.1% over the past year. Day-to-day sales stayed strong even as the broader valuation eased, a reminder that pricing to the live market still matters more than any single headline number.

    June brought 33 new listings, and 37 homes sat active at the end of the month. Meanwhile 26 homes went into contract, 22 were pending at month end, and 28 closed. With months of inventory at 1.76, that steady flow of buyers kept absorbing the homes coming up for sale, which is why supply stayed well under the three-month seller's-market line.
