Newark carried 2.48 months of supply in June, still well under the six-month mark that typically signals a balanced market, and in seller's territory. Supply is building, though: inventory edged up (about 5.5%) from last month and sits near the top of its five year range. With homes still closing at 102.3% of list in a median of 14 days, well-priced, move-in-ready homes continue to draw quick, competitive interest.

What the numbers are telling us
It is still a seller's market, but buyers are getting more room. Months of inventory finished June at 2.48, up about 5.5% from last month and up 43.4% over the past year, the top of Newark's five year range. Anything under three months still counts as a seller's market, and Newark remains under that line, but the direction is unmistakable: buyers have more choice in Newark than at almost any point since mid 2022. Buyers are still paying over asking. A sold-to-list ratio of 102.3% means the typical Newark home closed about 2.3% above its list price. Combine that with a median of 14 days on market and the message is clear: well-prepared, well-priced homes are still drawing competitive, fast offers, even as the pool of active listings grows.
Prices firmed up this month. The median sold price of $1,388,500 is up 5.59% from last month, and closed sales jumped to 28 homes, up 21.7% month over month. Fresh June listings asked a median of $1,398,000, almost exactly where homes actually closed, the kind of narrow gap you see when sellers are pricing to the live market.
Estimated values have softened slightly. RPR's median estimated home value sits at $1,413,820, up 0.3% for the month but down 2.2% over the past year. Day-to-day sales stayed strong even as the broader valuation eased, a reminder that pricing to the live market still matters more than any single headline number.

June brought 44 new listings, and 57 homes sat active at the end of the month. Meanwhile 28 homes went into contract, 38 were pending at month end, and 28 closed. With months of inventory at 2.48, Newark now carries noticeably more supply than a year ago (up 43.4%), yet demand kept pace well enough to hold the market under the three-month seller's-market line.
