I am hosting the open house at 4980 Stafford Pl this Saturday, October 10 and Sunday, October 11, from 1:00 to 4:00 PM. Both days. Walk in, look around, ask me anything, leave. No appointment, no gatekeeping.
Here is the short version of why it is worth your afternoon. This is a single story house with four bedrooms on an 8,058 square foot corner lot, on a court in Newark's Lake neighborhood, and according to the listing it has been remodeled with City of Newark permits. It is asking $1,550,000, which is above the Newark medians. I would rather show you why with the numbers than ask you to take it on faith, so the charts further down lay it all out, each with a short note on how to read it.

Four Bedrooms on One Level, on More Land Than Most
Start with the layout. All four bedrooms and both full bathrooms are on one level, 1,707 square feet per the MLS and public record. If you are tired of carrying laundry up a flight of stairs, or you have a parent moving in, a single story four bedroom is the search filter that quietly eliminates most of the inventory.
Then the land. The lot is 8,058 square feet, about 0.19 of an acre, and the MLS describes it as a corner lot on a court, with a fenced back yard and sprinklers in the side yard. Among the twelve Newark houses of the same era in the RPR report's recent activity, only two sit on more land. The lot chart further down shows the ranking.

The MLS names the neighborhood The Lake, reached from Edgewater. The listing's aerial photos show the lake it is named for, and the water is close: 5167 Ipswich Ct, about two tenths of a mile from this house, backs right onto it, according to that home's own listing.

What the Listing Says Was Updated
The listing describes the house as recently remodeled with City of Newark permits, freshly updated and move in ready. Here is what it specifically lists:
- Bathrooms: both remodeled. One has a shower over a tub, the other a stall shower, both finished in solid surface and tile
- Kitchen: updated, with stone counters, an electric range and cooktop, a self cleaning oven, a dishwasher, a disposal and a 220 volt outlet
- Paint: fresh, inside and out
- Floors: new laminate and new carpet
- Equipment: carbon monoxide and smoke detectors, a double strapped water heater, a garage door opener and mirrored closet doors
- Heating: forced air, one zone. Cooling: listed only as Other, so ask what is installed
- Fireplace: brick and wood burning, in the family room
One honest note before you come: the MLS photo set has no kitchen photo. You can glimpse the kitchen cabinets through a doorway in one of the shots below, and that is all. It is the room to see in person.
The Family Room Is the Center of the House

The family room carries the home's one fireplace, brick and wood burning, and a wall of glass onto the back patio. It sits a couple of steps below the dining area, behind a black iron railing, which gives the room its own feel without closing it off.

That is also the one thing to know if you are buying single story for accessibility: single story here does not mean step free. Walk it and see whether the steps matter for you.



The Living Room Is the Biggest Room on the Plan

On the floor plan the living room measures 16 feet 9 inches by 12 feet 1 inch, at the front of the house off the foyer, with a large window.

Four Bedrooms Along One Hall

The four bedrooms sit along one hall, away from the living spaces. On the floor plan the primary measures 12 feet 1 inch by 14 feet 9 inches, and the other three run from about 9 by 13 feet to 11 by 12. The MLS lists mirrored closet doors.

One note on square footage. The floor plan drawing totals 1,748 square feet by its own measurement, while the MLS and public record list 1,707. Different measuring methods produce different totals, and neither is a substitute for your own measurement if the number matters to your decision.
Laundry and the Two Car Garage

The laundry has hookups only, with a 220 volt outlet, per the MLS. The washer and dryer in this photo were added digitally, so plan on bringing your own. The attached garage holds two cars and has an opener.

The Back Yard Is a Blank Canvas

The back yard is fenced and shaded by mature trees, with a covered patio off the family room. Parts of it are bare soil today, so if you want a lawn, a garden or a play area, you are starting fresh rather than tearing something out.




A lot this size invites the bigger question, too: an accessory dwelling unit. I am not representing that an ADU is permitted or buildable here. That is a question for the City of Newark planning counter, and I will make that call with you rather than guess at an open house.

The homes that sold still went quickly, after a median of 13 days, and at about asking on average. The median dropped 11.4% in a month while Newark's price per square foot rose, which usually means smaller houses made up more of September's sales. A single month's median is a mix, not a verdict on any one house.
Still a seller's market, with more room than August
Newark carried 2.82 months of supply in September, under the six month mark that usually signals a balanced market. But it is up 32.4% from August's 2.13 and 44.6% higher than a year ago, the highest reading on RPR's five-year chart for the city. Homes still closed at 100.97% of list on average, after a median of 13 days.
Months of supply asks one question: at the pace homes are going into contract, how many months would it take to sell every home now listed? The gold arc runs from buyer's on the left to seller's on the right, and fills further the shorter that time is. The tick marked 6.0 at the top is the usual line for a balanced market. The faint ring a little further along the arc is August, when supply was tighter.
Sellers still hold the edge in Newark. But measured against the pace of new contracts, buyers have more supply to choose from than at any point in the last five years. Well priced homes still go fast, so the advantage is choice, not time: come with financing ready and the reports read, and you can be selective.

The 13 home jump in September ties April for the biggest one month rise of the year. Sales rose only from 23 to 25, and new contracts fell to 19 from 25, which is why months of supply climbed. For you it means more homes to compare this fall than at any point since early summer.
Three things in there are worth saying out loud.
The asking price is above the Newark medians, and it should be read that way. In September, Newark single family homes sold at a median of $1,298,000, and the homes in contract at month end were asking a median of $1,515,000. This one asks $1,550,000. Medians blend every size, age and lot in the city, and this house is a single story four bedroom on one of the larger lots of its era, so it is not a median house. Whether the premium is right for you is the conversation worth having.
Demand right around this street is real. Within about half a mile, three homes went into contract after 14 to 26 days on the market: 5261 Sussex Pl, 5167 Ipswich Ct and 5470 Fernwood Dr. Their final prices will be public once they close.
Buyers have more choice than they have had in years. Newark's months of supply rose to 2.82, the highest on RPR's five-year chart, while the homes that sold still closed at 100.97% of list on average after a median of 13 days. More choice does not mean the good houses wait.
About That $908 a Square Foot
You are going to do this division in your head at the open house, so let us do it together.
$1,550,000 across 1,707 square feet is about $908 per square foot. Newark's median sold price per square foot in September was $817, across every size and condition of house, so this one asks about 11% more per foot than the citywide median.
Price per foot is shaped by size as much as by finish. The lot, the roof, the kitchen and the bathrooms cost what they cost whether they serve 1,700 square feet or 2,000, so smaller houses almost always carry a higher price per foot, and the eight most recent Newark closings in the RPR report had a median of 2,004 square feet. Here you are also buying more land than most houses of this age come with, on a corner, with permitted work and inspection reports already done. What you are deciding is whether that combination is worth the premium per foot. That is a judgment, not a calculation, and I am happy to walk through it with you honestly, even if the answer for you is no.
The Reports Are Already Done
The MLS lists five inspections and reports for this property: a home inspection, a structural pest control report, a roof report, a geological report and a preliminary title report. Ask for them at the open house or through your agent, and read them before you write an offer rather than after. It is the fastest way to turn a weekend visit into a confident decision.
Schools, and What to Verify Yourself
RPR's school data lists the schools assigned to this address as John F. Kennedy Elementary (kindergarten to 5th grade), Newark Junior High (6th to 8th) and Newark Memorial High (9th to 12th), all in the Newark Unified School District.
Confirm the current assignment for this specific address with the district directly before you rely on it, especially if a particular school is part of why you are buying. Assignments and boundaries change. I do not rate or rank schools, and that is deliberate: it is not a licensee's call to make, and the district is the only authoritative source on where a given address enrolls.
Three Things I Would Look at Closely
I am hosting this open house, and I would rather you hear the honest list from me at the door than find it in a disclosure packet two weeks in.
1. The roof is wood. The MLS lists the roofing as wood. Read the roof report that is already available, and call your insurance agent for a quote early, because roof material can affect both the availability and the price of homeowners coverage in California.
2. Cooling is listed only as Other. The MLS lists forced air heating and a cooling entry of Other without saying what it is. Do not assume central air. Ask at the open house, and if you want air conditioning, the existing ductwork is what a contractor would work from.
3. Many of the photos are virtually staged. The listing marks eleven of the photos on this page Digitally Altered, and the laundry photo shows a washer and dryer that are not there. Staging helps you picture the rooms; walking them shows you the floors, the light and the real condition. That is what the open house is for.
None of those three are deal killers. They are the difference between buying a house and being surprised by one.
